What’s included

Inspection and pre-treatment

Pressure clean

Biocide treatment

A targeted biocide kills moss and algae spores so they don’t grow back through the new coating. Skipping the biocide step shortens the life of the new coating.

Ridge cap rebed (if required)

Many restoration jobs include whole-roof ridge cap rebedding as part of the spec. Doesn’t make sense to coat a roof and leave deteriorated bedding underneath.

Primer

Roof-grade primer matched to the substrate. Acrylic primer for concrete tile and most metal substrates. Two coats on highly porous old-tile roofs.

Top coat

• The budget is roughly a quarter of replacement and there’s a long-term plan to replace later

Replacement is the right call when:

• The substrate is failing (cracked tiles in volume, rusted-through metal)
• Asbestos cement tiles or sarking are present (replace with safe-handled removal)
• A leak has caused secondary structural damage to battens or rafters
• The 50-year-replacement horizon is closer than the 15-year-restoration horizon

Process

1. Site visit. Free for jobs that proceed to quoted work. Photographs, condition report, and recommendation (restoration vs replacement, with reasoning).

3. Schedule. Restoration is a 3–5 day job for a single-storey. Best done in dry stretches; we monitor the BoM forecast for the application window.

Frequently asked

How long does a roof restoration last? It depends on the coating system, the condition of the tiles and exposure — ask for the coating manufacturer’s stated warranty for the system quoted. Concrete tiles continue to deteriorate underneath at their normal pace, so the next restoration may not be possible — replacement may be next.

Can you paint my Colorbond roof? Repainting Colorbond that is still in good condition isn’t recommended — the factory finish usually outlasts a field coat, and it can affect the manufacturer’s warranty. On older, chalking Colorbond, a metal-roof coating system can be an option; we’ll tell you at the site visit whether coating or replacement makes more sense.

Can I have a colour change with restoration? Yes — restoration is the time to do it. Choose from the operator’s standard membrane colours (typically 12–18 options across each manufacturer).

My tiles look pinkish-red — original or faded? Probably original colour faded by Adelaide UV. The biocide / clean exposes the buried-deeper colour; restoration locks in the new finish.
