The hardest part is finding the source — water travels along battens, sarking, and ceiling joists before showing up as a stain. The roofer photographs the suspected entry point, climbs to confirm, and proposes the fix. Most leaks resolve to one of: cracked tile, displaced ridge cap, rusted-out valley iron, blocked overflow, or perished sealant around a flue or skylight. Ridge cap rebedding and repointing

The number-one preventative job on Adelaide’s older tile roofs. Bedding mortar deteriorates after 15–25 years; the ridge caps loosen, water tracks under, and the tiles either side start lifting. Modern rebedding uses flexipoint over cement (it accommodates roof movement without cracking).

Broken tile replacement

My ceiling is staining but I haven’t seen rain in a week — is this still a leak? Most likely yes. Roof leaks lag — water can sit in sarking and ceiling cavity for days before it shows. Don’t wait for the next rain to call.

Can ridge caps be repointed without rebedding? Sometimes. If the bedding mortar is sound and only the pointing has cracked, repoint-only is cheaper. The roofer will tell you on the site visit. Most Adelaide jobs over 20 years old need both.

Can I just paint the roof myself? You shouldn’t. Roof painting requires fall arrest equipment, a high-pressure cleaner, and the right primer for the substrate. Botched roof paint jobs cost more to remediate than the original cost would have been.
