What proper roof cleaning includes

Pre-treatment biocide spray (kills moss, lichen, algae spores). 3,500–4,000 PSI pressure clean to remove dirt, oxidised coating, and dead organic matter. Targeted tile inspection during the wash — operator notes broken tiles, displaced caps, visible leak risks. Final inspection report with photos and any recommended follow-up work.

When it’s worth it

Concrete tile roof showing moss/lichen growth (extends life). Pre-painting / pre-restoration prep (the clean is required before primer goes on). Pre-sale — clean roof significantly improves curb appeal. Heritage homes where keeping the original tile colour visible is part of the aesthetic. When it’s not worth it

Why DIY pressure-washing is risky

Sealant damage: high-pressure water blasts loose perished sealant at penetrations, creates new leak entry points. Moss/algae regrowth: without biocide, the spores in the substrate just regrow within 12-18 months. Pressure cleaning vs soft washing
