What proper roof cleaning includes

Pre-treatment biocide spray (kills moss, lichen, algae spores). 3,500–4,000 PSI pressure clean to remove dirt, oxidised coating, and dead organic matter. Targeted tile inspection during the wash — operator notes broken tiles, displaced caps, visible leak risks. Final inspection report with photos and any recommended follow-up work.

When it’s worth it

Concrete tile roof showing moss/lichen growth (extends life). Pre-painting / pre-restoration prep (the clean is required before primer goes on). Pre-sale — clean roof significantly improves curb appeal. Heritage homes where keeping the original tile colour visible is part of the aesthetic. Solar panel installation prep (the installer wants a clean roof to mount onto).

When it’s not worth it

Colorbond / Zincalume metal roofs in good condition — annual freshwater rinse from a hose is enough. Roofs over 20 years old that are due for restoration anyway — bundle the clean with the restoration. Asbestos cement roofs — pressure cleaning releases fibres and is illegal without licensed handling.

Why DIY pressure-washing is risky

Tile breakage: high-pressure water on already-fatigued concrete tile cracks them. Repair cost often exceeds the clean savings. Sealant damage: high-pressure water blasts loose perished sealant at penetrations, creates new leak entry points. Moss/algae regrowth: without biocide, the spores in the substrate just regrow within 12-18 months. Personal safety: most DIY pressure-wash jobs involve walking on the roof, which is the high-risk activity (see Is It Safe to Walk on My Roof).

Pressure cleaning vs soft washing

Pressure cleaning (3,500-4,000 PSI): the standard Adelaide method. Effective on sound concrete tile and most metal substrates. Aggressive — risks tile damage on aged substrate. Soft washing (low pressure with chemicals): gentler, used on terracotta and aged tile. Slower but kinder to the substrate. Most Adelaide operators offer both and choose based on roof condition.

Frequency

Concrete tile in average conditions: clean every 5–8 years. Concrete tile under heavy tree exposure: every 3–5 years. Terracotta tile: clean less frequently (every 8–12 years) because the natural surface is more weather-resistant. Colorbond: annual freshwater rinse, no power-clean needed.

Common sales-pitch warnings

‘Free roof inspection’ that turns into ‘urgent restoration needed’ — sometimes legitimate, often the operator’s main service is restoration and the inspection finds it.
