Adelaide terracotta tile roof installation with ridge cap bedding by licensed roofer

Tile & Terracotta Roofing Adelaide

Adelaide has more pre-1985 tile-roofed homes per capita than most Australian capitals — terracotta in the inner-east heritage suburbs, concrete tile across the post-war suburban belt. Tile remains the right choice for character matching on heritage homes, for thermal mass on west-facing rooflines, and where the existing structure is sized for tile weight.

We connect you with a trusted licensed Adelaide roofer experienced in tile installation, repair, and restoration. Manufacturer-accredited installs from Boral, Bristile, and Monier ranges.

What we cover

Full tile installation

Terracotta or concrete, on new builds and full re-roofs. Sarking, battens, valley iron, ridge cap bedding (flexipoint over cement), and gutter integration. Boral and Bristile carry 50-year warranties on the tile body; the ridge cap bedding has a separate 10-year workmanship warranty from the roofer.

Broken tile replacement

The most common job. Storm damage, walking damage, or end-of-life tile fatigue. Most patterns are matchable from operator stock; the roofer photographs your roof and confirms before ordering. A handful of legacy patterns (1960s Boral terracotta, original Wunderlich) require salvage from a tile yard — usually $20–$35 each rather than the $5–$8 standard tile cost.

Ridge cap rebed and repoint

Bedding mortar deteriorates after 15–25 years. Modern rebedding uses flexipoint over cement, accommodating roof movement without cracking. Whole-roof rebed is the strongest preventative spend on a 30+ year tile roof.

Tile roof restoration

Pressure-clean (after biocide pre-treatment for moss and algae), prime, and two-coat with a tile-specific membrane. Restores colour and seals porosity. Concrete tiles take to restoration well; terracotta is less commonly restored (the natural surface is the warranty material).

Terracotta tile sourcing

For heritage matching, the operator works with Adelaide’s tile yards (Salvo, second-hand tile salvage operators) to source authentic period tiles. Boral and Bristile also carry “heritage replica” lines for newer installations that need to read as 1920s.

Tile vs Colorbond — a quick decision frame

Tile makes sense when:

  • The house is pre-1980 and the structural load was designed for tile
  • Heritage character matters (council overlay or simply the look)
  • You want thermal mass for hot west-facing rooflines
  • You’re prepared to budget for ridge cap rebedding every 25 years

Colorbond makes sense when:

  • The existing tile is at end-of-life (40+ years) and structural reinforcement isn’t worth the cost
  • You want lower long-term maintenance (no rebedding, no broken tiles, no painting)
  • The new build’s architecture suits the cleaner Colorbond profile
  • You’re in a high-fire-risk area (Adelaide Hills) where metal roofing is preferred

Process

  1. Site visit. The roofer climbs and measures, identifies tile pattern, checks bedding mortar condition, and looks for hidden costs (asbestos sarking, rotted timbers).
  2. Written, itemised quote within one business day. Tile spec confirmed, colour selection narrowed, ridge cap method specified.
  3. Order and schedule. Standard ranges 2–4 weeks; heritage matches may run 4–8 weeks.
  4. Strip and install (full re-roof) or target work (rebedding, restoration). Full strip-and-relay 4–7 days for a single-storey.

Frequently asked

My tiles look fine but the ridge caps are cracking — do I need a new roof? Almost certainly not. A whole-roof ridge cap rebed and repoint is typically $2,400–$5,800 — far cheaper than re-roofing.

Can I switch from tile to Colorbond? Yes — and it’s a common Adelaide upgrade. See Roof Installation for tile-to-Colorbond conversion details.

My roof has lichen / moss growth — is that a problem? On terracotta, usually cosmetic. On concrete tile, it can break down the surface coating over time. A pressure-clean with biocide pre-treatment removes it; the restoration coating prevents return.

Will the roofer match my old tile colour exactly? For Boral / Bristile current ranges, yes. For pre-2000 patterns, the match is “very close” — the roofer will photograph and confirm the closest available match before ordering.
