Headline price (Adelaide, 2026)

Concrete tile restoration: $4,500–$9,500. Metal roof restoration: $3,800–$7,800. Add $2,400–$5,800 for whole-roof ridge cap rebedding (often paired). Total typical job: $7,000–$15,000 for a comprehensive concrete-tile-plus-rebed combination.

What restoration includes

Pre-treatment biocide spray (kills moss and algae spores). 3,500–4,000 PSI pressure clean. Repair of cracked tiles, replacement of broken tiles. Ridge cap rebedding if specified. Roof-grade acrylic primer (sometimes two coats). Two coats of roof-specific membrane (acrylic or elastomeric). Final touch-up and clean. Workmanship warranty 7–10 years.

What restoration doesn’t fix

Structurally failed substrate (cracked tiles in volume, rusted-through metal). Asbestos cement tiles (replace with licensed removal). Sarking failure under tile (water-shed integrity gone). Major leaks (fix the leak first, then restore). Botched previous restoration (sometimes the existing coating must come off before the new one goes on).

Restore vs replace — the call

Restore when: substrate is structurally sound, tile body has 15+ years remaining, look is tired rather than failed, budget is roughly a quarter of replacement. Replace when: substrate is failing, asbestos present, leak has caused secondary structural damage, the 50-year-replacement horizon is closer than the 15-year-restoration horizon. The site visit answers the question — both options are quoted on the same visit.

Concrete tile vs terracotta tile

Concrete tile takes to restoration well. The original colour was applied as a top coat; restoration replaces that with a fresh, often longer-lasting coat. Terracotta is harder — the natural surface is the warranty material, and field-coating it removes that warranty. Most Adelaide terracotta jobs are clean-only, not coated.

Metal roof restoration

Painted Zincalume, BHP Custom Orb pre-Colorbond, and old galvanised iron roofs all benefit from restoration when the substrate is sound. Modern Colorbond does NOT get restored — the factory-baked finish doesn’t accept field coatings well, and a Colorbond at end-of-paint-life is at end-of-roof-life and needs replacement.

Two-coat application (not one-coat ‘spray and pray’). Roller-applied (not exclusively sprayed — sprayed roofs miss undercoat coverage at tile lugs). Biocide pre-treatment included. Workmanship warranty 7+ years. Brand-name membrane (Dulux Acratex, Astec, Nutech are all reputable). Pre-restoration repairs line-itemed separately so you can see what’s being fixed before coating.
