Roof Painting Cost Adelaide — What to Pay in 2026 (Tile and Metal)

Roof painting sits in the awkward middle of the maintenance scale — too expensive to be a casual decision, too cheap to be a full restoration. For a typical Adelaide single-storey 200m² home, expect $3,500–$8,000 for a quality job depending on roof type, condition, and access. Here’s the breakdown.

What you’ll pay per square metre

For tile roofs in metro Adelaide:

• Pressure clean + two-coat acrylic membrane: $35–$50 per m²
• Pressure clean + re-bed ridge caps + two-coat membrane: $50–$70 per m²
• Full restoration (clean, repoint, replace broken tiles, paint): $65–$95 per m²

For Colorbond and other metal roofs:

These figures assume single-storey access and reasonable pitch (under 30°). Two-storey homes, steep pitches, and difficult access add to the cost.

What changes the price

Roof condition. A roof with cracked tiles, failed pointing, or active leaks needs repair work before paint goes on. Painting over rotten ridge cap mortar locks the failure in — it gets bedded properly first. Budget another $1,500–$3,500 for repointing on a typical tile roof.

Tile roof painting — process and timing

A proper Adelaide tile-roof paint job runs over 2–4 days:

1. Day 1 — pressure clean. Removes lichen, moss, dirt. Bare tile surface is exposed.
2. Day 1–2 — repointing and broken tile replacement. Fresh flexible pointing on ridge and hip caps.

4. Two coats of metal-rated topcoat (NOT acrylic membrane — acrylic peels off metal).

Brushing past the small print to chase a “20-year warranty” promise is how homeowners end up with claims rejected.
