Roof Painting Cost Adelaide — What to Pay in 2026 (Tile and Metal)
Roof painting sits in the awkward middle of the maintenance scale — too expensive to be a casual decision, too cheap to be a full restoration. For a typical Adelaide single-storey 200m² home, expect $3,500–$8,000 for a quality job depending on roof type, condition, and access. Here’s the breakdown.
What you’ll pay per square metre
For tile roofs in metro Adelaide:
- Pressure clean + two-coat acrylic membrane: $35–$50 per m²
- Pressure clean + re-bed ridge caps + two-coat membrane: $50–$70 per m²
- Full restoration (clean, repoint, replace broken tiles, paint): $65–$95 per m²
For Colorbond and other metal roofs:
- Pressure clean + degloss + two-coat protective coating: $30–$50 per m²
- Add rust treatment + primer where needed: +$5–$15 per m²
These figures assume single-storey access and reasonable pitch (under 30°). Two-storey homes, steep pitches, and difficult access add 15–30%.
What changes the price
Roof condition. A roof with cracked tiles, failed pointing, or active leaks needs repair work before paint goes on. Painting over rotten ridge cap mortar locks the failure in — it gets bedded properly first. Budget another $1,500–$3,500 for repointing on a typical tile roof.
Paint system. Cheap acrylic ($20/L wholesale) and proper roof membrane ($45–$65/L) look identical in the can. The difference shows in years 4–7 — cheap paint chalks, fades, and lifts. A reputable Adelaide roofer uses systems like Dulux AcraTex, Nutech NXT-Cool, or Shieldcoat — and warranties them for 7–10 years.
Heat-reflective additives. Light colours and IR-reflective formulations reduce summer roof temperatures by 8–12°C. Worth it for north-facing roofs and homes without ducted A/C. Costs about $300–$600 extra for a typical home.
Access. Two-storey, complex hip-and-valley layouts, or properties with limited yard space (no room for the boom lift) move the price up. Cherry-picker hire alone is $400–$700 a day.
When painting is worth it
Roof painting is genuinely worthwhile when:
- The roof is structurally sound but cosmetically tired (faded, patchy, oxidised)
- You’re 7–15 years out from replacement and want to extend the interim
- You’re selling within 18 months and the kerb appeal pays for itself
- The existing colour is wrong for the home (dark grey absorbing summer heat in a no-A/C house)
When it isn’t
Painting is the wrong move when:
- More than 15% of tiles are cracked or chipped — you’re painting over a roof that needs replacing
- The roof is more than 30 years old and the tiles have lost their glaze surface — paint won’t bond reliably
- There’s an active leak — find and fix the leak first, then paint
- It’s a steel deck Colorbond roof with intact factory finish less than 10 years old — paint adds nothing

Tile roof painting — process and timing
A proper Adelaide tile-roof paint job runs over 2–4 days:
- Day 1 — pressure clean. Removes lichen, moss, dirt. Bare tile surface is exposed.
- Day 1–2 — repointing and broken tile replacement. Fresh flexible pointing on ridge and hip caps.
- Day 2–3 — primer / sealer coat. Locks down porous tile surface so the membrane bonds.
- Day 3–4 — two membrane coats. Sprayed for even coverage. Each coat needs 2–4 hours to dry between.
Expect the work to halt for any rain — moisture in the substrate ruins the bond.
Metal roof painting — different process
Colorbond and Zincalume roofs need a different approach:
- Pressure wash to bare metal — never use abrasive cleaners that scratch the colour layer.
- Spot-treat any rust (rust converter + primer) before topcoat.
- Solvent wipe to remove residue.
- Two coats of metal-rated topcoat (NOT acrylic membrane — acrylic peels off metal).
If your Colorbond is less than 12 years old and not damaged, painting almost never makes sense. The factory bake-on coating outlasts any field-applied paint. The exception is when you want a colour change — but that’s a cosmetic decision, not a maintenance one.
Warranty — read the fine print
Genuine roof paint warranties cover the paint film, not “the roof.” Read what’s actually covered. Reputable systems offer 7–10 year warranties with conditions: roof must be inspected after year 4, no high-pressure cleaning, no roof traffic that scuffs the surface. Brushing past the small print to chase a “20-year warranty” promise is how homeowners end up with claims rejected.
Adelaide-specific considerations
- North and west exposures bake. Lighter colours last longer in Adelaide’s UV. Dark roofs in Athelstone, Magill, and Burnside foothills fade noticeably faster.
- Coastal homes (West Beach, Henley, Glenelg) need salt-resistant systems. Standard membrane formulations don’t last on the coast.
- Roof painting is regulated work at height. Confirm any quote includes safe-access compliance per SafeWork SA height work requirements. Cheap quotes that skip harness/scaffolding aren’t actually cheap — they shift the legal exposure to you.
