The 80/20 decision frame

Restore when: substrate is structurally sound, tile body has 15+ years remaining, look is tired rather than failed, budget is roughly a quarter of replacement, no asbestos. Replace when: substrate is failing, asbestos cement present, multiple leak sources of unclear origin, budget allows the longer-term thinking. Most Adelaide jobs fall clearly into one camp on a site visit; a small percentage are genuinely close calls.

Substrate test 1 — Tile or sheet condition

Concrete tile: cracks in volume, weather erosion of the tile face, multiple replaced tiles on previous repairs — all indicate substrate is failing. Restoration coating won’t bring back structural integrity. Painted metal: rust through paint, edge corrosion, lifted seams — same conclusion. Restoration is for substrates that LOOK tired but ARE structurally sound.

Substrate test 2 — Sarking and battens

Hidden under the visible roof material. The roofer can spot-lift a tile or sheet to inspect. Failed sarking or rotted battens mean a partial or full strip is needed regardless of restoration plans. Restoring over failed sarking buys 2-3 years; replacing fixes the underlying issue.

The asbestos override

If your roof is pre-1985 Adelaide and you suspect asbestos cement — restoration is not the right answer. Restoration coatings on AC roofs deteriorate within 5-10 years and the disturbance during cleaning may release fibres. The right path is identification testing, then either leave undisturbed (if cosmetic only) or licensed removal + new roof.

Cost ratio (Adelaide, 2026)

Concrete tile restoration: $4,500–$9,500 for a typical 150sqm. Same roof, full Colorbond replacement: $15,000–$28,000. Restoration is about 30–40% of replacement cost. Over 25 years, restoration buys ~12–15 years of life; replacement buys ~30–40 years. Per-year-of-life cost: restoration $400–$650, replacement $400–$800. They’re closer than the headline numbers suggest.

When restoration is the clear winner

Recently moved into the property and the previous owner deferred maintenance. Substrate is sound but the appearance is dragging the property’s value or rental appeal. You’re planning to sell within 5–10 years (restoration improves visual, replacement is over-investment). Mid-life roof (15–25 years) where another 15 years of restored life lets you replace at the natural end of cycle. Tight budget for a one-time-spend rather than the bigger replacement decision.

When replacement is the clear winner

Multiple recent repairs indicate substrate failing. Asbestos cement present (rule out restoration). Insurance has flagged the roof during a renewal inspection. End-of-paint-life on Colorbond (Colorbond doesn’t restore well). You’re planning to live in the property 20+ years (replacement amortises better). Solar / battery upgrade planned (best to do once on a fresh roof). Ridge cap failure has caused secondary structural damage.

The site visit answers it

Both options should be quoted on the same site visit. The roofer climbs, photographs, identifies the substrate condition, and presents both quotes (restoration vs replacement) with a clear recommendation. If the roofer refuses to quote both, that’s a red flag — they’re either pre-deciding for you or not thinking carefully about your specific situation.
