Asbestos Roof Replacement Adelaide
Asbestos cement roofing was used widely on Adelaide homes and sheds built between 1945 and the mid-1980s. Either as the main roof material (corrugated AC sheet) or as sarking under tile or metal roofs. It’s still legal for a homeowner to leave undisturbed asbestos in place — but the moment any work starts on the roof, the asbestos becomes a regulated material requiring licensed handling.

For asbestos work in South Australia:
- Removal of more than 10 square metres of non-friable asbestos requires a SafeWork SA Class B asbestos removal licence.
- Removal of any quantity of friable asbestos (degraded sheet, AC sarking that has been damaged) requires a SafeWork SA Class A asbestos removal licence.
- The removalist must notify SafeWork SA at least 5 working days before work commences.
- Asbestos waste must be disposed of at an EPA-licensed disposal facility (in Adelaide: Adelaide Resource Recovery, or another approved site) with documented disposal receipts.
- A clearance certificate from a SafeWork SA-licensed asbestos assessor is required before the new roof goes on.

What the work involves
Pre-removal inspection
A SafeWork SA-licensed assessor confirms the material is asbestos cement (vs fibre-cement, vs concrete tile). This is a regulated test — visual identification alone is not legally sufficient.
Notification and scheduling
The removalist notifies SafeWork SA. The 5-working-day notification period runs.
Containment setup
Site is contained per the SA WHS Asbestos Code of Practice — typically polythene sheeting around the work area, decontamination unit, exclusion zones for people not wearing P2 respirators and appropriate PPE.
Removal
Sheets are wet-stripped (water suppresses fibres), bagged, and palletised for transport. Strict no-power-tools policy on the asbestos itself.
Disposal
Bagged asbestos transported to an EPA-licensed disposal facility. Disposal receipts retained.
Clearance certificate
A licensed assessor inspects the work area, takes air samples if required, and issues a clearance certificate. The new roof can proceed only after clearance.
New roof installation
Performed by the licensed roofer (usually a different operator from the removalist). Most replacements go to Colorbond — lighter, longer-life, and avoids any future asbestos cycle.

A typical 150sqm AC roof replacement — removal + disposal + clearance + new Colorbond — runs $28,000–$58,000 in 2026 Adelaide pricing. The removal portion is roughly 30–40% of the total; the new-roof portion is 60–70%.
Process

- Material confirmation. If the material isn’t yet confirmed as asbestos, the licensed assessor tests first. Some “asbestos-looking” sheets turn out to be modern fibre-cement (post-1985) — no licence required.
- Combined quote from the licensed removalist + the roofer. Two separate quotes (one per business), but coordinated and time-stacked.
- SafeWork SA notification filed by the removalist.
- Removal week. Strip + dispose + clearance certificate. Site is unsafe to inhabit during removal; most homeowners arrange to be out for the 1–3 days.
- New roof installation week. Standard re-roof process.
What if the asbestos is undisturbed and I don’t need to re-roof?
Generally — leave it. Undisturbed asbestos cement is not actively dangerous. The risk is only when the material is broken, drilled, sanded, or otherwise disturbed and fibres become airborne.
Things you should NOT do to an asbestos roof:
- Pressure-wash it (breaks the surface, releases fibres)
- Walk on it without protection (cracks the sheets)
- Drill into it for a TV aerial / solar mount (releases fibres)
- Repaint it with a non-licensed contractor
If your asbestos roof is intact and you’re not doing other work, an annual visual inspection is enough. If you need solar panels installed or any other roof penetration, the work triggers asbestos handling requirements — it becomes the right time to consider full replacement.
Why we don’t take asbestos shortcuts
Asbestos exposure causes mesothelioma, asbestosis, and lung cancer with long latency periods (20–40 years from exposure to disease). Adelaide and South Australian asbestos disposal regulations exist to prevent fibre release into the environment and to protect future workers (renovators, demolition crews) who would otherwise unknowingly disturb the material.
