What ridge cap rebedding actually is

Ridge caps are the curved tiles that sit along the peak of a tile roof, covering the gap between the two slopes. They’re held in place by a bed of cement mortar. The mortar deteriorates after 15–25 years; ridge caps loosen, lift, and water tracks under. Rebedding strips the old mortar, applies a fresh bed (modern flexipoint over cement is the standard), and resets the caps.

How to tell if your roof needs rebedding

Visible cracks in the ridge mortar from the ground or photographed from a safe vantage. Loose or wobbly caps when gently pushed (don’t actually push — let the roofer test). Lifting caps at the edges where the wind has caught them. Tile slip on the courses immediately below the ridge (water under the cap loosens those tiles too). Internal stains on ceilings near the ridge line.

Whole-roof vs spot rebedding

Whole-roof rebed: $2,400–$5,800. The right call when the bedding is past 15–20 years and failure is starting to show across multiple ridges. Resets the next 25-year cycle. Spot rebed: $380–$850. Right for an isolated event (e.g. one ridge cap displaced by storm) on an otherwise sound roof. Spot rebedding the same roof 3-4 times in a decade is more expensive than one whole-roof rebed.

Modern flexipoint vs cement-only

Cement-only (older method): rigid, cracks as the roof moves through thermal cycles. Lasts 15–20 years. Flexipoint over cement (modern): cement provides structural bedding, flexipoint provides the flexible weather-sealing top layer. Lasts 25+ years. Worth specifying flexipoint on any rebed quote — most reputable Adelaide operators do this by default; if a quote is silent on the method, ask.

Why it’s the smartest preventative spend

A failed ridge cap doesn’t just leak at the ridge — water tracks down under the cap, into the next-down tile course, and eventually into the ceiling space. Whole-roof rebed at 25 years prevents this and resets the cycle. Replacing a tile roof at 50 years is a $20,000+ decision; rebedding twice over the same 50 years is $5,000–$11,000.

When rebedding doesn’t make sense

Tile body is at end-of-life (cracked tiles in volume, deep weather erosion). Asbestos cement ridge caps (handled by licensed removalists, often the trigger for full replacement). The roof is being scheduled for full replacement within 2–3 years anyway. The substrate underneath is structurally compromised.
