Green Light 1 — Current SA builder’s licence

South Australia’s Consumer and Business Services (CBS) issues builder’s licences. Roofing work over $12,000 in SA requires a licensed builder. Search the licensee at cbs.sa.gov.au — confirm the licence number on the quote matches an active record. No active record = walk away.

Green Light 2 — Public liability + workers comp

Public liability insurance covers damage to your property. Workers compensation covers injury to the roofer’s crew on your site. Ask for current certificates. Without workers comp, a falling worker could pursue you personally — that’s a $2M+ exposure for an uninsured incident.

Green Light 3 — Manufacturer accreditation

For Colorbond installs: Bluescope-accredited installer. For tile: Boral / Bristile / Monier accredited. Accreditation matters because the warranty registration depends on it. Non-accredited install voids the manufacturer warranty even if the roofer’s workmanship is fine.

Green Light 4 — Written, itemised quote

Material grade specified (e.g. ‘Colorbond Trimdek 0.42mm in Surfmist’). Labour line-itemed separately. Asbestos provision (what happens if found). Variation clause (how unforeseen conditions are charged). Workmanship warranty term. Quoted in writing on the company’s letterhead with ABN, licence, and contact details. Verbal-only quotes are red flag #1.

Green Light 5 — Local references in your suburb

Not just generic Google reviews — actual customer references in Adelaide suburbs the operator regularly works in. The roofer should be able to drive you past 2-3 recent jobs and (with the customer’s permission) put you on a phone call with a previous client.

Red Flag 1 — Massive deposit demand

Industry standard for Adelaide roofing: 10-20% deposit on contract signing, progress payments at material delivery and at each milestone, balance on completion. A demand for 40-50% upfront is a red flag — usually means the operator is undercapitalised and using your money to buy materials for the job before yours.

Red Flag 3 — Cash-only or no GST

Cash-only or no-GST ‘discounts’ mean no warranty paper trail. The 30% saving evaporates the moment you have a problem and the operator has changed phone numbers. Always pay through normal banking with a tax invoice.

Red Flag 4 — ‘Today only’ pricing

Quote validity is normally 30–90 days in Adelaide roofing. ‘Sign today and I can drop the price by $5,000’ is a pressure tactic. Take 24–72 hours for any quote over $5,000.

Red Flag 5 — No physical address / interstate plates

An Adelaide roofer with a real local business address, an SA-registered ABN, and SA-registered vehicle plates is investing in being here long-term. Interstate fly-ins after storm events disappear when you have a warranty claim 5 years later.

Red Flag 6 — Unwilling to climb the roof

Drone-only quoting is fine for marketing photos but inadequate for accurate scoping over $5,000. The roofer should physically climb your roof, photograph close-up, and note any hidden costs (asbestos, structural issues). Quotes generated from satellite imagery alone are often 20-40% off the eventual job cost.

Red Flag 7 — No written warranty terms

‘Lifetime warranty’ verbally is meaningless. The warranty must be written into the contract: term length, what’s covered, what’s excluded, how to make a claim, who provides remedy.
