How Long Does an Adelaide Roof Replacement Take?
Headline timing (Adelaide, 2026)
Site visit to written quote: 1 business day. Quote acceptance to material delivery: 2-3 weeks (standard Colorbond colours). Strip and install (single-storey, 130–170sqm): 3–5 days. Strip and install (double-storey, 200–280sqm): 5–8 days. Total quote-to-handover: 3–4 weeks for standard jobs.
Site visit and quoting (1–2 days)
The roofer visits, climbs, photographs, measures. Written quote within 1 business day for residential. Commercial jobs over 200sqm typically take 2–3 days because of fall-arrest setup and survey work.
Material order and lead time (2–6 weeks)
Standard Colorbond colours (Surfmist, Monument, Woodland Grey, etc.): 2–3 weeks. Non-standard colours: 4–6 weeks. Tile orders (Boral, Bristile, Monier): 3–5 weeks. Heritage tile match (legacy patterns): 6–8 weeks. The lead time is the longest single component of the timeline.
Strip phase (1–2 days)
Day 1: tile or sheet removal in courses. Day 2 (if needed): sarking removal, batten inspection, valley iron removal. The roof is exposed during this phase but sarking provides waterproofing; in worst-case rain mid-strip, the operator tarps the open section. Insurance covers water damage during the works.
Install phase (2–5 days)
Day 1: new sarking + batten replacement. Day 2: sheet or tile installation. Day 3: ridge cap installation. Day 4: valley iron, flashings, gutter integration. Day 5: final clean, waste removal, final certificate. Single-storey is typically 3–5 day total install; double-storey is 5–8 days because of access setup.
Weather considerations
Most Adelaide weeks have at least 3–4 dry days. The roofer monitors the BoM forecast and won’t strip if rain is forecast within 48 hours. Mid-strip rain events are managed with tarp. Winter (Jun–Aug) has more weather delays; summer (Dec–Feb) has fewer but extreme heat over 38°C can pause work for safety reasons.
What happens if a job slips weather
Quote validity remains. The roofer reschedules within the quote’s 30–90 day validity period. Material is held by the supplier or the operator at no extra cost. The homeowner is given a new install date typically within 5–10 days of the original.
Solar panels — adds 1–2 days
Solar panels must be removed before strip (typically by a licensed solar installer, $850–$1,800). The panels are stored on-site or at the installer’s yard during the re-roof and reinstalled afterward. Coordinate the solar removal with the roofer’s strip date to minimise on-site downtime.
Asbestos — adds 5–8 working days
If asbestos sarking is discovered during strip, work pauses. The 5-working-day SafeWork SA notification period plus the actual removal day(s) plus the clearance certificate add 1–2 weeks. The new roof installation continues afterward. Variation paperwork covers the additional time and cost.
